There is significant proof that professional real estate photography makes a positive difference in real estate marketing. That is not news to us at Realty Marketing Solutions. In our opinion, professional photos (and we are not referring to images shot by a “professional” real estate agent!) are one of the most important marketing tools.
Tim Ellis of Redfin figured out a clever way to identify listing photos that were probably shot by professionals: EXIF data that identified camera type as DSLR.
The analysis of Tim’s data shows that listings that are shot with a DSLR:
- Receive an average of 61% more views than their peers across all price tiers.
- Have a 47% higher asking price per square foot.
- Have an increased likelihood of selling for homes priced above $300,000.
- Stay on the market an average of 10 days longer across all price tiers.
Number 4 is a surprise! However, with the long market times these days 10 days isn’t all that significant and for a higher price wouldn’t you exercise 10 days of patience?
Here is an example of one of our past listings. The second set of photos were shot by the “first” agent, obviously not a professional and with no staging. The second images were done by Realty Marketing Solutions’ photographer. Obviously the “first” agent didn’t get the house sold, but Realty Marketing Solutions did! Which “house” from below would you be more likely to buy? Let alone bother to go look at in today’s market? Realty Marketing Solutions’ version of the Oceanside house sold it in less than 90 days and at a higher asking price than what the original agent had listed it!
